Hi, my partner and I found a condo apartment that we really like, the only problem is that it is a 2bedder. We were initially planning to get a 3bedder for the extra flexibility, but we are newlyweds and we are only planning to have a child in 2-3 years so a 2bedder is actually also sufficient.

Do you think it is worth waiting for a 3bedder, possibly in the same development?

We can afford to wait up to a year, so we can continue looking. But I am worried we won't be able to find any 3 bedders that we like as much.

What if we bought the 2bd first and then upgrade when we actually need to space? Is that advisable?

The development is an integrated development in the city fringe.

Good afternoon,

If the floor space is sufficient for current needs, and there is an available unit with the facing and level that you guys like that meets the budget, I think you guys can consider to go ahead first. A uncertain wait for a 3 bedder means more rental costs, and the 3 bedder is likely to cost more than it will be today when the market sentiment turns better given that it is an integrated development that will always be in demand. When the child is here you may also consider to relocate to nearer other primary schools as some of my clients did, which could mean another project and location and the 3 bedder here may no longer be as appealing as anymore. The 2 bedder is also flexible in the sense that you can keep for rental income or retirement next time.

Regulation policies may also change to make the purchase more challenging next time. Just my 2 cents opinion. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

It is always good if you can buy the bigger unit as your 1st home. I have never come across someone who has said, glad that I bought a smaller unit. They always say, I am glad I bought the biggest unit that I could afford. Reason is that prices normally rise as the years go by. When you are ready to upgrade, the prices would seem so high that it would normally put people off especially when kids arrive and the bills start to rise.

So, DO IT NOW! The best thing to do is work with an agent like me who gives you the right advice at the right time. As a buyer, you also do not pay me any fees. So, you have nothing to lose and all to gain.

Hi Moose,

This is the issue of supply and demand, especially in the resale market, where it is not necessary that you are able to purchase something as long as you have the funds to do so. First of all, the 3 bedders that comes along should be within your affordability as well as liking. What is something comes up that is outside your liking? I'd say that to purchase a 2 bedder first for your current needs can be a practical approach to starting off the family while you wait out a short period before upgrading when there is a need. If you are trying to time the market due to interest rates, then it could be a different strategy.
