Hi, my partner and i are planning to get married but my partner owns a hdb already. What are our options? Can myself buy a resale hdb or ec condo under my name? But ownership stays with me only?

Hi,

Your options are as follow:
1) Stay in your spouse's HDB.
2) Buy resale EC using only your name. Your spouse can list as occupier if HDB already reached MOP. The same is applicable to private residences.
3) If decided to purchase resale HDB, then your spouse's HDB flat has to sell within 6 months after key collection. Ownership can be only your name, your spouse as an occupier. But your spouse still has to give up the existing HDB flat.

Dear Sir/Mdm,

As your partner already own a HDB, you wont be able to buy another HDB already. However, you are able to purchase a resale EC or a private condo. Under such an arrangement, you will be able to rent out one unit to generate income while staying in another.

HI,

Since your spouse already own a HDB, then you won't be able to look at BTO or resale HDB since these will require to form a family nucleus or under single scheme.

The option for you will be resale EC or condo.

The important point now will be what best for you. Is your spouse HDB spacious enough for your family? If you wish to purchase a resale private property to move in, then is your spouse HDB already met the MOP to rent out the whole unit?

There are many factors to consider thus it will be good if we can discuss further.

Hi,

Yes you can purchase resale EC or private property on his or her name, as long as the finances are comfortable. For resale HDB or new EC, his name has to be included which means he has to sell away the current hdb.

I have worked with clients who are of similar situation. Their main goal is to rent out one while staying in the other, as a supplementary income to build up the retirement funds.

Hi,

If you're Single and above 35 years old, you can purchase a resale HDB under your sole name under the Single Scheme. Do take note that should you get married in the future, your partner will have to sell off the HDB he/she owns, as each married couple is not allow to own 2 HDB flats.

If you're below 35 years old, in order to purchase a resale HDB flat, you will need to form a valid family nucleus, which means you need to get married and include your partner as either the co-owner or the essential occupier. This will also mean that he/she need to dispose off the current HDB latest within 6 months upon your HDB flat purchase.

Should you purchase a resale EC that has met the 5-year MOP, or a condo, there will not be any requirements for your partner to sell off the HDB flat.
