Hi my partner and I are intending to purchase a resale flat under fiancé/ fiancée scheme. Assuming sale is complete in July and seller requires 3mth extension , when is the latest possible date we need to ROM in order to qualify for HDB’s loan?

Hi,

By right you are required to submit the ROM cert when HDB is processing the application. If you find a house today, and submit resale application by the end of the month, HDB officer will request for the ROM cert by the following month. However if you are able to produce supporting documentation such as banquet wedding invoice, they may be able to allow you to defer this submission until the resale flat completion date in July.

To qualify for such scheme, by right you should already have the date of ROM ready for submission during resale application. Any delays will be subject to approval by HDB, thus the legal completion date is not the main consideration.

Hi,

1) Your ROM must be solemnized within 3 months from the date of completion.
2) This has nothing to do with the 3 months extension. This is a private arrangement between buyers and sellers.
3) Legally you must be married in order to own the HDB flat if you purchase under the family scheme. The 3 months is a grace period given by the HDB.
