Hi,
My parents purchased their HDB in 1990s, and they've fully paid for it. They included me as a co-owner (joint tenancy) a few years ago. Now, I wish to purchase a private property and withdraw ownership from the HDB. Am I still considered a first time buyer? Are there any additional fees (ie. ASBD) and restrictions?

By the way, if your name is withdrawn from the HDB ownership, then your next purchase of the private property is considered the 1st property and therefore no ABSD.

Dear Sir/Mdm,

Once you withdraw your name from the HDB, you will be considered as a first timer and will not be liable for any ABSD. However, you need to note that you will need to time the transfer of the name before you purchase the private property.

Hi,

Once your name is taken out of the property ownership and transfer completed, your property ownership count would be considered zero and you can purchase the next private property without any ABSD. There are no restrictions just that you need to complete the transfer first before you exercise the OTP for your private property.

You can remove your name from the HDB first, or even remove it after purchasing the private property (within 6 months, if you're alright to pay for ABSD first and get it back later).

Hi,

My guess is your parent include you as co-owner is to inherit the HDB.
One thing unsure is whether did you pay for your share (33.3%)?

1) If you had utilize your CPF in this name inclusion exercise, you have to be aware that this CPF sum + accrued interest need to return to your CPF OA.
2) If there are no monetary involved in this name inclusion exercise. You just need to engage a lawyer to assist in extracting yuor name out of it.
3) It is advisable to remove your name from the HDB before moving to purchase your next property, because there is ABSD involved which might reduce your purchasing power. 12% ABSD is not a small sum to be ignore.
4) You may engage an agent to assist you in selecting the private property, as purchaser of private property does not need to pay for the agent service fee.
5) Make sure you understand the market properly, difference in new launch & resale before you make your move. Buying property is not just about the size and price, there are more things that need to take into consideration.
I had observed there are lots of assumption made by many buyers. Most of the assumption were sad to say are false. So please spend some time to understand what you are buying and ensure that you fully understand whether this purchase meets your objective be it short term and/or long term.

Hi,

As long as you remove your name from the HDB flat before you commit to the private property purchase, you will not be liable for ABSD.

However, if you had utilised your CPF monies for the HDB flat, your parents will need to refund it back to your CPF, plus accrued interest. If you did not utilised any CPF funds, then you could approach HDB branch office to request for the removal of your ownership. Do take note that SSD may apply.
