Hi,

My parents have put a property under my name and is collecting rent from it while we stay in another property owned by both my mom and dad. I’m getting married soon and want to buy a house with my soon to be spouse however, from what I’ve heard I will not be able to contribute to the house payments as well as get a good loan.

Would appreciate your advice.

Good morning Raoul,

Have you speak to any banker before? Are you earning local income?

You have a private property under you? What do you wish to buy? Another private property?

Cause if you are thinking of resale HDB, there will be restrictions applicable unless you are above 55 years old.

May I know if you have spoken to a mortgage banker yet? If not, I can assist to calculate your roughly indicative home loan attainable based on your age, income and any other loan installments outstanding.

You may also need to remove your name from the existing property ownership so as to minimize your upfront costs for the purchase.

1) Your loan amount shall be determined by the following factors:
(a) Number of mortgage loans: 0 mortgage loan => maximum 75% LTV, 1 mortgage loan => 45% LTV/
(b) Average monthly income
(c) Age: This will affect your loan amount once you hit 50yrs old.
(d) Monthly financial commitment: such as the number of credit cards, monthly hire-purchase payment, car loan, etc.

2) Although the property is under your name, if there is no outstanding mortgage loan on the property, it will not affect your lending power.
