How long have they been a PR? Technically it is possible to do so as long as they have the capacity to undertake the loan required based on their age as well as finances. We can speak to a banker first to work out the sums before looking into what are the available options.

Hi Teresa,

1) Both of your parents must have held this PR status for a minimum of 3 yrs before being eligible to buy an HDB flat.
2) The next important thing is their financial status to consider whether they can afford an HDB flat now.
3) Since they are already 58 yrs old, the loan amount will be reduced compared to those below 50 yrs old. We can only work out the amount with the MSR calculation with their monthly income. And their loan tenure is limited to 7/8 yrs (till 65 yrs old) or lower LTV if stretched longer. This will have to check with the individual banks for detail.
4) They can only take up a bank loan since both of them are PR. This implied that they will have to fork out 5% cash, 20% with cash, and/or CPF. Their maximum Loan-To-Value (LTV) is only 75%.
5) If they are buying a 2-rm flat which ranges from $260k to $700k dependent on location. They will have to prepare the following, assuming they are able to get from the bank the 75% LTV.
This is the sum for a $260k HDB flat:
(a) $13k Cash
(b) $52k cash and/or CPF
(c) Stamp duty of $3,400
(d) Legal fees of ~$2,000
The (c) & (d) can be paid using CPF if there is sufficient funds in their OA.
