Hi, my mother recently passed and have name my sister and I as beneficiaries to her flat. I am unsure of my eligibility for transfer of ownership and would kindly seek the advice of those in the know. I am 40, a singapore citizen, live abroad in Norway with my Norwegian wife and children. We own our house here. The flat is an old 5-room which was built in the 80s. I intend to rent out the flat for passive income but not sure if the MOP is required? I grew up in that flat until I left for overseas in 2005. Thanks!

Good morning,

Sorry to hear about your loss, I hope you are managing well. You may wish to check with the hdb branch officer handing your case whether you are eligible to keep the HDB under your name in this scenario. To my understanding you are required to sell off all local and overseas properties if you wish to keep the HDB. The same should apply to your sister as well.

Sorry to hear about your loss. The eligibility to keep the HDB depends on when the flat was purchased by your mum. I will be happy to assist you to verify with HDB on the eligibility.

As it is an old flat, you may want to consider selling the flat now since the HDB market is quite bullish and use the funds to invest in other assets. This is because the depreciation in value of the house may outweigh the rental income that you may collect.

I am unsure of your sister eligibility but for yourself, there might be a problem. For change of ownership, HDB would require the new owner to continue staying in the flat although there is no requirement to meet fresh MOP if you choose to sell it later. Based on this criteria, you are not eligible to take over the flat since you are living overseas. I am specialised in HDB transactions. I'm sorry to hear about the demise of your Mother. My deepest condolences to you and your family.

If the inherited HDB flat was a non-subsidized flat that was purchased before 30 August 2010, both you and your sister will be able to inherit the flat if you meet the eligibility conditions of owning a HDB flat (i.e form valid family nucleus etc).

If the flat is a subsidized flat, or purchased after 30 Aug 2010, and you wish to keep it, you will be required to sell off all your overseas properties latest within 6 months upon inheriting the flat.
