Hi. My husband and i are SPR and we intend to buy 4-room HDB resale unit. However, we are confused as to the estate where to buy. We like Sengkang but prices are higher so we are also considering Yishun and Sembawang. My question is, which of the 3 estates i mentioned would be the best or most valuable choice?

TIA to whoever will answer! :)

(Note: We don't drive so distance/accessibility to major roads/highways is not a concern.)

It would be good to purchase something that's within your affordability. Looking at Sengkang Yishun and Sembawang, I would personally prefer four room flat near Yishun or Khatib MRT station for the upcoming delevopment.

Hi,

For own stay, most of the criteria are subjective (such as proximity to work place, amenities etc) and most of us can only offer general advice of buying within affordability limits. Home is a place you want to look forward to rest and rejuvenate and not something you want to be stressed over each month.

Generally the SPR clients I have worked with tend to want to save on renovation costs, hence I think you can consider 5-6 year old just MOP flats in Fernvale area or Yishun Avenue 11 side.

do take note that both of you must be SPR for at least 3 years to be eligible to purchase a resale HDB.

Secondly you will be subject to 5% additional buyer's stamp duty as SPR.

By the way, dont mistake low price as value for money. Flats that are older tend to be cheaper.

Do you know that you will have difficulty disposing off a 40 years old property in future? Because buyer will have loan and CPF usage restriction.

Hi,

Sengkang is a younger area compared to Yishun. In Sembawang certains units are new.

Do you drive or don't drive? Distance to major highways/roads not a concern?
