Hi, my husband and I are Singapore Citizens. We intend to buy a resale hbd first before selling our current resale hbd. We plan to take a bank loan. Are we still required to pay for the ABSD first and then seek a remission? If ABSD is required, do we have to pay cash? Thanks and appreciate any advice.

Hi,

No ABSD is applicable and remission will apply as it is understood from hdb regulations that you need to sell away your hdb within 6 months of key collection to the resale hdb. I have worked on various similar cases and help hdb owners upgrade successfully and happy to do the same for you.

Hi

I am specialised in HDB transactions. Unlike private property, ABSD is not required to be paid for 2nd HDB property. However you will need to ensure you managed to sell your current flat 6 months after purchasing your new flat as it is HDB requirement. Dear Mdm,

For you are buying another resale HDB, ABSD is not applicable as it is compulsory for you to sell off your current HDB within 6 months of key collection of your new HDB.

It is recommend to plan both sale and purchase concurrently so that you are able to use the CPF refunds and the sales proceeds from your current flat to offset the purchase price for your new flat, thereby minimizing the initial cash outlay. With proper planning, you will be able to void the need for an interim housing solution and able to transit smoothly from your current flat to the new one.
