Good morning Yenny,

You are right. SPR household are eligible to buy a resale HDB only after each individual turns SPR for minimum 3 years. Usually we use the issue date of NRIC as a guide. Issue date plus 3 years, you are good to go.

When will the 3 years up for both of you?

It will be good to sort out loan to figure your budget before kickstarting the househunting process. Do bear in mind that you will have to bear 5% additional buyer's stamp duty as SPR.

By registering your Intent To Buy, you will need to key in the details of your residency therefore if you have not met the 3 years period, you will be ineligible to buy as indicated in the intent to buy.

1) The answer is affirmative.
2) You can only offer an OTP on the date when you fulfill the 3 years of SPR status.
3) Meaning you can start your journey of looking for your flat about 6 months before the 3 years are up.
4) You may start planning your budget now. The funds you could only utilize are the funds in both your CPF OA amount + cash, but mainly it is the cash.
5) Because the funds in your CPF will not be substantial. I assume both of you earn at least $6,000/mth. Your saving in CPF OA is roughly $28.8k per person without considering the CPF contribution from your bonus.
6) So combining both your CPF funds will be likely around $60k only.
7) So most of your downpayment, buyer stamp duty, additional buyer stamp duty, and legal fees will require you to top up in cash.
8) The bank will need you to submit the last 3 months' payslip and last tax assessment to apply for the loan.
9) The HDB will need your SPR ID only during the resale submission, and marriage certificate if you did your solemnization other than in Singapore.

Yes, you're right. Both you and your husband must be at least 3 years of SPR before you're eligible to purchase a HDB resale flat.
