Hi, my husband and I are Malaysian SPR looking to buy a resale HDB. Any guru can advise the total upfront costs needed to pay for a resale HDB of $500K? Upfront cost includes ABSD, legal fee, commission, downpayment, buyer stamp duty and etc. Thanks.

Please find breakdown for your perusal:

1) ABSD: $25k
2) Legal Fee: $2.3k to $3.5k
3) Stamp Fee: $9.6k
4) Downpayment: Depending on how much loan you can get, how much CPF you have at hand and the loan period
5) Commission Payable: To be discussed between you and your salesperson
6) Misc: $1k

Hi Orange,

These are the costs that I can think of and hope it helps!

3% BSD: $9.6k
5% ABSD: $25k
Legal fees: $3k
20% Downpayment if obtain 80% loan:
5% cash: $25k
15% CPF: $75k (shortfall in cash)
COV: depends on you guys
1% Commission plus GST: $5350
Valuation report: $210
Resale submission: $80
