Hi,

Unfortunately no, as HDB requires a family nucleus to purchase and both you and your wife must be included in the resale application. This means you cannot purchase the private property.

Alternatively, if the finances are comfortable, you may want to consider getting a private properties under individual names, or getting a resale condo for own stay under the sole name first. This would help you to meet your objectives as well.

You may either buy without selling your home. However you will have to pay ABSD for the 2nd property.

Or you may sell with each buying a private property separately which will be dependence on affordability. We can do an estimated financial plan for your reference.

Your wife will not be able to buy HDB flat under her sole name due to her marital status.

Dear sir/mdm,

The suggestion you have made is possible but you can only purchase the private condo after your wife has met the Minimum Occupation Period of 5 years as you will be considered an essential occupier of the HDB (basing on current regulations). If the plan is to own 2 properties where you stay in one while the other is rented out, you may wish to look into purchasing the private resale condo first and look into purchasing a 1 bedroom unit for rental instead. Some financial structuring can be done with prudence in this arrangement.

Dear Sir,

It is possible for your wife to purchase a resale flat as the sole owner. However, since you are married, so HDB considered you as a single entity and therefore you will need to be one of the essential occupier of the flat.

As an essential occupier, you will also need to fulfill the 5 years MOP before you can purchase a condo without the need to pay ABSD.

In your case, there are 2 possible options that most of my clients have chosen, 1 is to purchase a condo each, subjected to whether both of you can afford each condo comfortably. Option 2 is to purchase a property first and try to save up and purchase a 2nd property at a later date.

Hi Sir,

Yes, it is possible. However, you can only purchase your private condo after she has met the 5-year MOP of the HDB resale flat that she purchases after the sale of your current HDB flat.

This is because, even though she purchases the flat as a sole owner, you will be needed in the application as the essential occupier, to form a valid family nucleus. Hence, both of you will need to fulfill the MOP before being able to purchase another residential property.
