Hi,

My house is coming to MOP in Aug this year. We intent to do a upgrade. Thinking of a resale hdb or a condo as we do not wish to pay any levy and wait for a few years for condo to build.

We have a outstanding loan of about 300k. Our bto can sell at about 800k. We hope to keep our next property a resale hdb at max 500k and condo at max 800k as we do not wish to take too much loan.

If we are looking at a capital gain what should we buy? Is it a must to buy 999 years or free hold condo?

Good morning! It's definitely not a MUST to buy a 999 Years Leasehold or Freehold property. In order to ensure the max capital gain, you have to select the right unit in the right area.

If you are looking at potential capital gains, it would be more ideal to look at private property as resale HDB prices are highly regulated and its growth capped by hdb policies to maintain affordability for the general population. Localities with future infrastructure plans in the pipeline as indicated by the Master Plan can be looked at as you can capitalize on the transformation of the area while holding on to an asset and ride on the area's growth.

With freehold condo becoming rarer these days, it is definately not a 'must' to purchase one of those. In fact, there are lots of leasehold condos out there that attain a higher capital gain compared to some freehold condo according to historical data.
