Hi. My HDB has reached MOP. Its a 5 I in yishun avenue 2, near Khatib station - Blk 786, low floor, well maintained and renovated. What could be the fetching price. I want to upgrade to a condo.

Hi Adis, Before we look at your selling price, there is a few things which we would have to address. the price of the condo you are looking at, the financing involved, your transition from the current HDB to the condo, etc. Do give me a call or e mail for a more detailed discussion before you proceed with your real estate plan.

I would reckon that the first offer a buyer will make for your place would be in the range of $450k upwards, with considerations of the last transacted price range between $470-$490k range, where you have mentioned that your place is renovated and well kept. As to the possibility to upgrade to a condo, it will very much depend on your financial profiling, where the panel of bankers which I work closely with should be able to advise you better.

1) Blk 794 low floor transacted $455k in Nov 2014
2) Blk 798 low floor transacted $485k in Oct 2014
3) Blk 799 low floor transacted $450k in Oct 2014
4) Blk 787 low floor transacted $438k in Sep 2014

You may want to take this as a guide. I reckon that you should be able to sell around $450k, subjected on the condition.
