Hi,
My girlfriend currently has a hdb in which she bought via single scheme. We are planning to marry next year. I’m a Singaporean and I'm eligible to buy a hdb under the single scheme. However, if we were to get married than one of us will need to sell off one of it, as under HDB regulation a family cannot own 2 hdbs.

My questions:
1.) If I were to buy a private condo now, and when we get married next year, can I still keep the private condo? Or do either one of us have to let go one of our properties, be it hdb or private.
2.) Similar situation to question 1, if I were to buy a resale EC now instead, will it be considered as a private property? And after I get married next year, can she still keep her hdb and I keep my resale EC?
3.) From what I gather, single Singaporean can buy a resale EC after it is MOP for 5 years, and foreigner can buy after MOP for 10 years. If I were to buy a resale EC after 5 years MOP, can I still marry my girlfriend and keep our properties?

Hi Paul,

You are mostly right on your understanding of the above matters.

If both you and your wife-to-be wish to own 2 properties after marriage, you should go for a private condo (resale EC is also considered private condo) now BEFORE both of you get married.

After marriage, your wife-to-be will be able to hold onto her HDB flat, and you will also not be forced to sell off your private condo.

Do take note that she will still need to fulfill her 5-year MOP for her HDB flat, before she is allowed to rent it out.

Based on the preliminary info shared, yes it may be better for you to purchase private condo now before the marriage, so as to keep both properties after marriage. You are right in that SC households cannot have ownership of 2 hdb at any one time. To be able to rent out the HDB later, the owner has to have met the MOP of 5 years. Do note that regulations can change anytime though. As of current regulations, it is a possible solution.
