Hi, my fiance and I are planning to purchase a resale HDB flat and we have clear goals. We do, however, have quite a few variables that gives us several questions which would need your kind help and resource.
Firstly, details of my fiancé and I:
Age: Me: 35yo, fiancé – 33yo
Never owned property previously.

Our Objective: Eventually (in several years) own both a HDB and a condo property. One to live and one to rent. I want to avoid paying the 12% ABSD when buying the condo in the future. We will get married after completion of the HDB flat.

Scenario A: If I buy the flat under the SINGLES scheme:
Q1) Does this mean I should not put my fiance’s name in the documents as an occupier (not ‘essential occupier’) before completion?
Q2) If I register my fiance’s name as an occupier (not ‘essential occupier’) after completion can she theoretically buy a private property under her name the next day? Or does she still have to wait for 5 years MOP?

Scenario B: 5 years later, HDB is under my name. Condo is under her name. We live in HDB but rent out condo.
Q3) Are there any hidden implications if her registered address (on IC or with govt) is our HDB flat address but on record she is the owner of the condo?

Hi,

In your scenario, you should purchase the hdb on single Singaporean citizen scheme and after completion, you need not add her in as occupier since you guys are not of legally married status. This means she will not be bounded by the MOP regulation (since she is not involved with the hdb) and she is not the owner as well, she can purchase the private property as a 1st residential property. We can also discuss phone to work out the best approach.

Hi Sir,

I have just concluded a case very similar to yours! The lady just passed her 35th birthday, and her boyfriend is 33 years old this year!

Their plans is very much similar to yours, and she purchased the HDB resale flat under Single Scheme. This way, her boyfriend is free to purchase his own private residential property anytime he wants, and he's not subjected to the MOP rule. Win-win situation for them.

With regards to your question on renting, there is no issues for your girlfriend's NRIC address to be that of the HDB flat. You do not have to worry about this.
