Hi! My family has been a Singapore PR for over 14 years, after renting out for 10 years living in Singapore my parents decided to get a house 3 years ago. The house and the location is great but a 3 bedroom flat is too small for our family of 5. We currently wish to get a bigger house, I’ve heard about Jumbo flats and I wonder if we could buy our neighbours flat but we are unsure if it’s for sale. Any chance how to find out about this? We are also looking for a Property Agent to help with selling and buying a new house (ideally 5 room flat in the east) Thanks!

Good morning s,

you are staying in HDB right? You are referring to 3RM flat or HDB with 3 bedrooms which is 4RM flat and above?

If your parents bought a resale HDB 3 years back, 5 years MOP is not up yet for them to do any upgrading yet. They only can do so on or after MOP.

Maybe you can help me check on it or I can speak to your parents over this upgrading plan as well.

For buying and selling concurrently, we will need to do some planning in terms of timeline and your finances so as to ensure that you can minimise your cash outlay and more importantly transit smoothly from your flat to the bigger one without the need for an interim housing solution.

If your neighbor has the intention to sell, you can buy over the flat under the conversion scheme. I can assist you to find out whether your neighbor has the intention to sell! :)

Hi,

1) You can only do an upgrade upon meeting the 5 years MOP (Minimum Occupation Period), including buying over your neighbour's unit.
2) You can only buy over your neighbour unit to form a jumbo flat provided yours and theirs is a 3-rm flat.
3) Since you have 3 proper bedrooms, your unit should be at least a 4-rm flat. Thus you can forget about buying over your neighbour's unit.
4) There are only a handful of estates that have jumbo flats; i.e. size range from 160~190 sqm.
5) Woodlands & Yishun have Jumbo flats that were merged by the HDB thus these flat sizes are big with proper rooms layout.
6) You may find other jumbo flats that were bought by individuals and joints can be found in Ang Mo Kio, Toa Payoh & Tampines, etc might not be as big as you thought.
7) 5-rm flats not necessary have 4 bedrooms, but definitely has a bigger sitting hall and a dining area. Thus you have to be very specific in your search.

As your parents only purchased the flat 3 years ago, there is still another 2 years to go in MOP before they can sell and purchase another flat.

If you have genuine concerns on your living space, you may wish to write in to HDB to appeal for an early waiver of MOP. Decision will be on a case-by-case basis.
