Hi Karen,

It is still possible to sell as long as the price is within reasonable range and there are buyers who can overlook the age of older developments as they want the size and location at an affordable price range. I have sold older properties before and would be happy to share the best approach. Would you be looking to move to another area?

Point blocks are still in demand, the key thing here is to position the property correctly when listed for sale. If the market is ready at certain price range, of course it will be difficult to achieve a much higher price range should your expectations are higher. At the end of the day, right marketing strategy will help. There are families out there who are looking for space and does not need young units. The location is also another big factor for buyers.

Hi Karen,

As the HDB flat gets older, there will be more restrictions in terms of buyers who are able to buy with no restrictions. The depreciation is also exponential as compared to linear as the balance lease gets lesser.

The HDB price are on the rise currently due to a delay in construction progress as a result of covid and therefore now is a good opportunity to be able to offload the unit at a good price. You are right is saying that as the lease gets older, it might be difficult to get a buyer due to CPF and bank restrictions. The value is also expected to depreciate as a faster rate in future. As the market for HDB resale is very good right now, it might be a good strategy if you take advantage of this opportunity to sell off your flat now and transition to the next house. From my experience, there are lots of buyers who prioritise space and location rather than future value when deciding for a unit to purchased.
