Hi.

My 5 rm HDB is going to MOP soon in the next few months - I would like to ask when should i start advertising the unit for sale - need to wait till MOP ? or can start the process slightly earlier?

Hi,

You are able to advertise earlier, perhaps its best to advertise 1-2 months before MOP with current market sentiment. However, OTP cannot be issued as yet. a professional agent would be able to explain the timelines further. Thanks and hope to assist with your housing plans.

Due to market sentiments, it would be ideal to market it 1-3 months prior, to be on the safer side.

Whats to note- in this weak market where resale units pricing are falling and are left on the shelves for months. Do you have the right medium to expose your property to throngs of prospects? Do you understand the own value of your house? Do you understand the valuation and exact transaction/sales in your block and surrounding vicinities?

Hi, due to the weak market sentiment, it is better to advertise earlier like 2 to 3 months time before the MOP. If you are able to hold on, you may like to consider selling at a later stage instead as most buyers now will tend to press down the asking price due to the market condition. It greatly depends on which estate and location your property is in. For units where supply is huge, your competition for buyer will be higher, therefore timing it to be marketed should be slightly earlier if the demand is lower than supply. If your unit is a rare unit for sale in an estate where it is usually snapped up fast upon being released into the market, you can work on only starting the marketing process 2-3 weeks before the MOP is fulfilled.

Even if what others perceived that market is weak, there are still units being transacted within 1 viewing from day 1 being put into the market. I have sold an EA in Jurong West which secured the offer from the very 1st buyer and the price was exactly what the seller had listed for (no negotiations on price required).
