Hi Mr. Mike Lim, can you enlighten all of us here how a salesperson "should have been able to pick up the tell-tale signs (of loanshark problems) during the viewings" (as what you had cleverly commented in one of the postings a few days back)? - e.g. a clean, well-renovated flat owned by a highly-educated seller means definitely no loan shark problem? Or, a run-down house occupied by a tattooed seller means confirmed there are loan-shark problems? If I have a buyer friend in the future who is afraid of loanshark problems, can I refer them to you because you can GUARANTEE that you can "pick up the tell-tale signs during the viewings"? Thanks.

Afternoon,

Thanks for misunderstanding my statement with your high intelligence which also prove that you only look at the surface of things.
Rich people can still borrow money from loan shark as many people look rich but ain't rich. Having unit being nicely renovated may help but I do also come across seller's who owe bank alot of money, despite having a very beautiful house.
Being poor doesn't mean that they will definitely borrow from loan shark. There are many sellers, who are not rich and have simple renovation but have their house being fully paid for. Please do not look down on them.
I have never promised or GUARNANTEED anything thus please do not put words into my mouth. Tell-tale signs can be found on the window ledges, corridor flooring, writtings on the stair-case wall, main door and iron gate. Profession salesperson can also find out about the unit from neighbours. It's worth doing your homework.
However, if the seller purposely choose to play the buyer out, they can still choose to borrow money from loan-shark prior to completion. This is something that nobody can prevent. AND this is why I DO NOT GUARANTEES.
