Hi! me and my wife are Singapore PR for 7 years, we currently own a condo. if we dispose of our condo within 6 months from completion of hdb resale, do i need to pay 5% or 15% absd? thank you!

Hi there, for the purchase of a resale HDB, it will be a additional ABSD of 5% as you required to dispose your current Condo within 6 months by law. However, you may incurred SSD on your condo depending on the duration of your ownership of your current place. as such it will be good to work out your financials and timeline before you put your plan into action. Hi,

1) The sequence of selling and purchase is critical to your wallet.
2) Buy resale HDB -> completion -> sell condo = 15% ABSD.
3) Sell condo -> buy resale HDB = 5% ABSD.
4) Under the regulation you are allowed to choose between (2) or (3), but there is a difference of 10% buyer stamp duty.
5) The only way to minimize your inconvenience is to have an exercised OTP for your condo when you submit your HDB resale application. Do note that this comes with risk, that is if your buyer backs out from the purchase. You will still be subject to the additional 10% buyer stamp duty, and this amount has no way to crawl back.

Hi,

The exercised OTP of your condo needs to be earlier than the exercised OTP of your resale HDB, so that the ABSD is only 5% instead of the higher 15%. This is the major difference.

Timing and coordinating both transactions are important as it will minimize your upfront outlay and plan for a smooth transition is more achievable.

If you buy a hdb before selling your condo , ABSD will be 15% .

If you buy hdb after selling your condo , ABSD is 5% . Regarding interim accommodation , during the sale of your condo , you can negotiate with the buyer of your condo for 3 months extension stay for your family after the condo sales completion . Or , you can look for a short Lease rental
Alternative accommodation , lease between the sale of your condo and the purchase of your hdb .

In this situation, you will incur 15% ABSD.

My advice for you would be to sell off your condo first before you commit to a HDB purchase. This way, ABSD is only 5%, and you get to save on 10%.
