Hi,
Me and my wife are both Malaysian and Singapore PR.
Currently we have a newborn baby, so we are planning to purchase a resale hdb, but I have 2 condo and 1 shoplot property under my name in Malaysia. As I browse through online, I have to sell all 3 of them so that I can purchase a Resale HDB, is it true?
Also, if I convert to singapore citizen will it help me to escape from selling this 3 property?

Good morning,

You have to sell off them first and observe 15 months waiting period before you are eligible to buy a resale HDB unless both of you are 55 years old and above, you will be eligible to purchase up to 4RM. This will apply to Singaporean as well.

Extract from HDB website:
All applicants and occupiers listed in the resale application:

- Must not own or have an interest in any local or overseas private residential property; and
Must not have disposed of any private residential property in the last 15 months before the resale application.

- The above conditions do not apply to senior citizens (and their spouses) aged 55 and above who are moving from their private residential property to a 4-room or smaller resale flat. Nevertheless, these seniors must dispose of the residential property within 6 months of the completion of the flat purchase.

To avoid selling all properties, buying private housing could be a better alternative for you in my opinion.

Good morning,

In your scenario, there are 2 hurdles here to purchase resale HDB, one would be to sell or transfer all your overseas property ownership before getting the resale HDB, as well as wait out 15 months before you are eligible to purchase resale HDB (if you are below 55 years).

It is the same if you convert to citizenship. If you like to keep all the overseas properties, the best way is to purchase private property in Singapore. There will not be any wait out period needed and you can keep the overseas properties.

Regardless SC or SPR, you will be required to sell off all existing residential properties, regardless local or foreign before you are eligible to purchase a HDB. In current regulation, you will still be required to wait out a period of 15 months after selling your residential properties before you are eligible to purchase a resale HDB, unless you are 55 years old or above, then you are allowed to purchase a 4 room HDB or smaller unit.

The restriction is not applicable if you are looking to buy private residential properties here in Singapore.

Hi,

1) Due to the constant increase of price in the HDB resale flat, the govt came out with more restrictions on people who owned private property buying an HDB flat.
2) In the past (before 30th Sep 2022), you only need to dispose of your private property locally and overseas within 6 months upon completion of the purchase of an HDB flat.
3) Now (after 30th Sep 2022), you have to observe a 15-month wait-out period before eligible to buy an HDB flat.
4) As of your current state, you will have to sell all 3 of your overseas property and observe a 15-month wait-out period before eligible to buy an HDB flat, on top of the past restriction of holding SPR for at least 3 yrs.
5) You may appeal to the HDB if you have a valid reason not to sell your overseas property. You may be excused from the 15-month wait-out period as well.
6) The latest restriction imposed is applicable to all residents who intend to buy an HDB flat, therefore conversion to a Singapore Citizen will not be helpful.
