Hi,
Me and my partner are intending to buy a resale HDB but have some questions.
I am biracial and my partner is Indian. Both of us Singaporean.
I am thinking if I should officially change my race to Chinese so that easier to buy house? Is it more beneficial due to the ethnicity quota? Also easier to sell next time?

Another issue is that currently I have a house with my mother.
So am I able to take out my name as a co-owner and put my mum as the single owner?
Or my dad(PR) needs to be registered as co-owner with my mom?
Then what about the HDB loan if I am taken out as co-owner? We are paying via cash for the monthly installments.
Both my parents are 66 and 68.

TIA for the answers.

Good evening,

Your parents are married and considered as a family nucleus/ single entity so his name has to be added into existing house. As both of them not young anymore, they must be financially capable to take over the loan and refund back your CPF OA funds utilised if any.

If they are able to do so which means you can withdraw your name too, you can purchase a resale HDB with your partner. Care to share what's the race stated on your nric?

There's pro and cons about mixed race, you are able to purchase a resale flat with ethnic quota issue cheaper than chinese eligible units but having said that and you have the same sentiments, it might be tough to sell in future.

Hope my sharing helps in aiding in your enquiry. May I know how can I value add further in your property needs?

Best regards,

Hi,

1) You have the advantage of selecting which race is at your advantage to buy. But just need to remember you have to stick to that when comes to selling. Unless your race is fixed at your NRIC.
2) If your mum is SC, she can keep it under sole owner.
3) The only concern is whether she has the financial capacity to buy over your share. Otherwise, you have to sell your share to your dad instead.
4) The one taking over must be able to have the financial means to takeover. This is also known as part-sale.

5) You may approach HDB for assistance when coming to this because this is handled solely by the HDB only:

6) You can also raise this concern to your HDB branch, they will be able to assist.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
