Hi, may I know would the adjoining of 2 rooms into 1 room affect the valuation price? For example, will a 4 rooms type unit with 3 rooms be valuated at higher price than a 4 rooms type unit with only 2 rooms, provided the floor and location are the same?

This could be 1 of the assessment factors but more important factors are the overall condition of the unit, facing, comparable prices around the area, sizes and layout.

Afternoon,

Valuation for units are usually based on location, age of unit, sizing and condition of your unit. Having one room lesser than standard model unit will mean that your unit might attract lesser interest from buyers who requires more rooms. For buyers who are interested, they might not offer a good price as they might need to do some additional renovation of their preference.
