Do mind sharing more information of your unit?
1) Your unit model
2) Floor level
3) Facing
4) House condition
All these factors will affect the valuation and COV of the unit.
But as a gauge, a 4RM flat will range from $380k to $415k inclusive of COV while a 5RM flat will range from $465k to $495k inclusive of COV as well.
If you are really keen in selling, I will recommend you to do a formal valuation.
