For that area, the value may range from $510K to $550K for a high floor unit. There are also many other factors that affects the valuation such as the renovation being done to the place and also the facing, etc. I believe you might already know this too.

As for the COV, to be very honest in the current market situation, it can range from $0 to maybe $30K for a nicer unit.

Dear sir/madam,

Valuation can only be done by a HDB authorised body. Based on resale transactions within the past few months, highest transacted record was $610k inclusive COV. A more generic transacted price is in the range of $560k inclusive COV.

Are you looking to sell or purchase? COV is dropping in most of the estates therefore it is not advisable to look at a premium figure. With further regulations implemented recently to restrict SPR of less than 3 years from purchasing a HDB, the pool of buyers is definitely getting smaller.
