Hi, may I check what is the basis of valuation for resale HDB? Does it take into consideration the floor height and decoration of the unit? Also, is it true that normally the valuation will try to match the transacted price?

Hi,

Valuation factors are dependent on the following:
(1) Location
(2) Amenities
(3) Transportation
(4) Size
(5) level
(6) Condition of the unit

Past transactions gives a pretty good indicative on where the valuation $ will be from (1) ~ (3).
(4) ~ (6) will be the major factors lead to price deviation of each unit.
But do note the deviation should be less than 3% of the price if given same level & size.

It will defeat the purpose of valuation if valuer try to match transacted price. Thus their valuation is objective and trustworthy.

Hi,

Some factors include location, size, facing, unit condition and floor etc, but its primarily driven by recent nearby comparable sized transactions. In my personal opinion, it is both an art and science, as after all valuers are humans and there could be a subjective element when they are doing the inspection. Generally speaking units that are priced significantly higher than recent transacted prices will take a longer time to transact, unless its a prime location near MRT.
