Hi Alloysius,

May I know the size of the flat? The last transacted unit at this blk 830 hougang central was in Nov'2015, where a 07 to 09 floor 4A 111sqm unit went for 483k. Should be a good estimate. Final transacted price also depends on unit condition, size, facing, supply of selling units in the vicinity etc. May I know your plans and requirements are to? Supposed if your unit requires extensive renovations (last renovated more than 15years back), buyers can likely make an offer from $450k upwards since last 3 transactions of similar units within your cluster of block went from between $480k to $505k.

HDB market is definitely not in its peak however, recent statistics and news report have showed that the sliding trend is slowing down quite a fair bit and there has been better volume in terms of transactions too.

    Hi, thanks for your reply. May I know when is the best time to market my unit? My BTO key collection stated in HDB website is 2nd quarter 2017 which I believe shld be earlier. In addition, I need to stay till my BTO reno is done up before I can move as I hv no place to stay. I'm not taking anymore HDB loan as I'm using my current unit sale proceedings to fully paid the BTO with additional cash out for my reno. Thanks!

Based on past transactions, you might be looking lesser than $483k (blk 830 #08; 111sqm but in Nov 15) for your unit's floor level (5th floor) and size (104 sqm).

I wont say market is bad just that price has stablising for quite awhile and buyers have more choices nowadays compared to the past. The HDB Hub is always packed with appointments!!!

Nowadays it might take up to 3 to 6 months to find a qualified buyer. Let's say we manage to find one within 3 months with the legal completion of 3 to 4 months. It will be good to start marketing it in Oct 16 so the whole completion will end in March 17 onwards (let's say your BTO is ready for collection by 1st quarter). We will play by ear then.

Not to worry on your financing of BTO. We can arrange for contra so funds of your sale can finance your BTO and we will also request for 3 months temporary extension from buyers so you can wait for BTO to be done up before moving over.

Your property plans will be in my good hands. Not to worry about that.

I had sold and rented out units in Hougang before and personally will be moving there end of this month. Probably you can share further information with me, I might have a downgrader from Rio Vista that might be keen in your unit.
