Hi, May i ask as a resale HDB buyer, do I need to be present during HDB assigned valuation, or can i request to attend when the appraiser is doing the valuation?

Also, how is the flat being evaluated? Is there some set of criteria?

Lastly, how close does X-value in SRX reflects the market value of a house? Many thanks.

Good morning,

X-value is just reference point and not to be taken as the actual valuation figure. As the valuer will be contacting the seller directly, you may not even be aware that the event is taking place. I believe that your agent will be able to advise you accordingly.

Hi,

As a buyer you need not be present at the valuation appointment. Yes valuers do use some criteria to appraise the property, and the methodology they use will be reflected in the report. SRX X-value is just an indicative valuation without any actual idea of the unit condition. Working with a full time agent with the latest transaction figures will be more helpful towards making the right offer.
