Hi,
Looking to purchase a property in the future and we have a few questions:
- Individual A, Male, EP holder, 27 years old, gross salary of ~S$16.5k / month
- Individual B, Female, citizen, 26 years old, gross salary of ~S$8.5k / month
- Purchase a property after ROM early next year
Questions:
- From a structuring perspective, believe it would be ideal to buy a property as individual for the option to buy a second property if the male becomes a citizen. However, does this mean the loan amount would be limited by Individual B’s income (given Individual A has to pay ABSD)
- Is it correct that ABSD can be waived if we are a married couple and are purchasing our first home? Must it be 50:50 ownership?
- If we have to purchase our first home as a couple (to ensure we are able to get a sufficient loan amount), is there any way for us to structure the transaction to provide one of us the flexibility to buy another home without incurring a steep ABSD? (e.g. decoupling)
