Your 5A unit should be able to obtain a sale price of $640k +/- while COV will depends on your floor level, house condition, facing etc.

The latest transaction for 5A along Balam Road is $638k, valuation is $593k, COV is $45k in Nov 2012.

Your valuation should be approximately $600k, and COV will largely depend on the level, condition and facing of the house. But due to the lack of supply for 5A in Balam Road, you should be able to fetch quite a high COV.

You may want to take this as a guide.
