Hi, l am currently staying at a 4rm hdb flat fully paid this coming August. Is it possible I can upgrade to an EC , is it that to purchase an EC require an 20% cash downpayment. Does it mean if I don have enough cash on hand I could not upgrade to an EC. What other cash payment is involve to purchase an EC .

Hi,

Its possible, it will be 20% for the downpayment (min 5% cash 15% cpf) for the unit. Thanks and may I have more details so as to Illustrate further? How should I get in touch?

Yes indeed, you can purchase an EC.
You will need to dispose off your HDB unit within 6 months of collecting key which spells good news since the resale HDB market is currently down. By the time the TOP of your EC is attained, market should have stabilized and your profit margin will be retained.

As for cash payment:
For 80% loan,
20% will be cash.
5% Cash and 15% CPF.

Other fees:
Normal BSD 3%
Legal Misc Fees
No agent fees.

Developers have also rolled out deferred payment scheme which can help ease your cash upfront if there might be any impending issues. I can throughly explain this concept as well.

Afternoon,

Having your HDB being fully paid does not provide you with the key to purchase your second property. You must have fulfilled the MOP requirement of 5 years. If you are also looking into holding your current property after buying the EC, you will need to be SC. You will also need to set aside the required CPF minimum sum before you are eligible to utilize the balance for mortgage payment
