Hi, is there any implication in buying a 40years old HDB resale flat? The flat is as old as me and I wanted it not for investment but for long term staying in. And also, should I apply for HDB housing loan or bank loan given bank loan interest are still at its lowest interest rate. Thanks for the advice.

Hi there, Once a HDB unit has hit 40 years and beyond, there are implication on the CPF and the amt of loan you can take up for the HDB. this will also have a far reaching effect on your mortgage servicing in the future and the resale price should you decide to sell off the HDB. with regards to HDB vs bank loan. This will depend on your plans for this HDB. either you are looking to stay in this unit for at least 10 years and beyond or you are looking at a shorter timeline. Hi,

If you purchase HDB with 60 years balance lease, it may have limited resale value as the CPF and loan for the unit's next buyer would be more restricted. If you are purchasing for long-term stay, it shouldn't be an issue as I guess other priorities like being near your family are more important for you.

Do take note that you will have restrictions financing this unit with CPF OA funds. Do click the link taken from HDB website and look under "CPF money".

As HDB are all meant for own stay and thus if you are bothered by the property age. You might want to consider getting a younger property. Unless you don't mind waiting for it to get enbloc.
