Hi, I have just closed a few HDB units, and yes the demand for HDB is high now, with prices reaching new high every few weeks as what you see in the news, of course the price of your unit will depend greatly on how your unit condition is, but yes if you have a good idea on what you plan to do, or a rough idea which you don't mind sharing, perhaps I can advise better further.

Regarding your question if it’s a good time to sell, i would say , it largely depends on what’s the next move of yours? Is there a need to unlock the cash proceeds and move on ? Cos everyone has different situation towards their housing matters, i would say a detailed understanding of your intention is critical before the big decision.

Whether or not it is a good time to sell, really depends on your family needs.

The other side of the equation will be, are the prices of the next location where you intend to buy a home growing as well? If the price trend of next prop grows faster than your existing, in my opinion its a good time to sell because it will become harder and harder to buy at the location you want next time, with a lower loan amount and your house price not able to keep up with the pace of growth of the next.
