With lots of uncertainty with regards to what will happen to property that has reached its end lease, I will personally advise most of my clients to purchase a newer unit to avoid lease decay issues. Do note that if the house could not last you till 95 years of age, your LTV, EHG grants and CPF valuation limit will be affected. However in some cases where buyers are of advance age and location familiarity and accessibility is of utmost importance rather than future resale value, purchasing an older flat could be considered. I will also remind them that one could not treat purchasing such houses as investment but just a place of stay that could last them till their lifetime. I am specialised in HDB transactions. Hi,

1) Not sure your meaning of worthy?
2) If you are looking at capital appreciation, then I will suggest a newer flat.
3) A newer flat will have better capital appreciation compared to the older one.
4) In terms of convenience, it is no doubt that Marine Cresent is more appealing since it is in the RCR.
5) But then again, there are many other estates in the RCR as well.
6) Do also note that you paid a higher price tag for flats in the RCR compared to the OCR.
7) Honestly, unless there are specific reasons, it is quite a risk to buy flats which left with 50 yrs lease.
8) You properly will have to pay more for renovation, to begin with.
