Hi,

3Gen flat is bigger than the BTO 5-rm units, but you can only be eligible for it if you are applying with multi generation family nucleus. When you are selling it, the multi generation family rule applies too hence theoretically your buyer pool is smaller and resale value may theoretically be lower since its a limited pool. You also can't rent out the rooms during MOP period.

3-Gen flats are unique and in short supply. These flats will highly likely cost above $1m in central locations like Queenstown estate.

Pros is that you will be staying very close (next door) to your parents/children, added convenience for family needs.

Cons is that, you will need to form 2 family nucleus before you are eligible, and not many families are able to do this.
