Hi, Is it possible to a married couple to own a HDB and a private property (condo) at the same time? Looking to buy a private property and upgrade and maybe keep HDB for rent.

We currently have a HDB under my name, wife is essential occupier only. Is it possible for wife to go and buy condo without ABSD?

Is it true if we had bought a private property condo first, we would not be able to buy HDB subsequently without disposing the condo within 6 months?

For a couple, both names will have to be included as purchaser.

Dear Buyer,
It is possible for a Singaporean couple to own a HDB property and a private property at the same time. You can own a HDB property and once the MOP is completed, you can buy a 2nd property as an investment using your name or your spouse's name or both. You can also move to your private property and rent out your HDB but you must seek HDB's approval to rent out your whole house.

If your MOP is over, your spouse can buy a private property without any ABSD, if she is not the owner but an occupier.

The 3rd issue is also correct. If you have a private property you cannot buy HDB until you sell off your private property.

Dear Sir,

Your understanding is correct. As your wife is only an essential occupier, she is able to proceed to purchase a condo without ABSD as long as the MOP is already fulfilled. It is also true that if you had bought a condo first, you would not be able to purchase a HBD without disposing the condo.

There are also a few issues that your wife will need to take note of:

1. If her income alone is able to finance the purchase of the condo based on the loan and her CPF and cash savings.

2. You may need to also examine whether it will be worthwhile to keep your HDB for rental. Although the yield is high but in the long run, the HDB value will continue to depreciate as the balance lease decrease.

Hi,

If your wife is only an essential occupier, and MOP of 5 years have been fulfilled, yes she can purchase the condo as a 1st residential property without ABSD. Yes if you have bought private property first, then purchase resale HDB, you are required to sell off private property.

Other factors you may need to take note include:

1) Is your spouse able to finance the condo on her sole income and CPF OA funds? As its for your own stay, the purchase price will likely be higher.

2) Is the HDB worth keeping for the longer term. Especially for older resale HDB, the lease decay and potential price decrease may outweigh any returns coming in from the rental.

Your understanding is correct, it is possible for your Wife to purchase her first residential property without paying ABSD (if she's a Singapore Citizen). This is provided you have met your 5-year MOP of your current HDB flat.

If you were to purchase a HDB flat at any point in time, both of you will have to dispose off all interests in private properties (local and overseas) latest within 6 months of the HDB flat purchase.
