Hi,

Renting out the house while marketing the unit for sale can complicate things as tenant may be adverse to doing viewings and will not always present the property in its best light while buyers come over.

Dear sir/madam,

Are you referring to HDB or private home? HDB units cannot be sold with tenancy, therefore unless the tenants do not mind to move within the short term when your unit is sold, then it can be possible.

For private homes, it can be sold with tenancy, and the key considerations for purchasers will be if the purchase will make sense. For investors, they will definitely prefer to purchase a unit that offers immediate rental returns, however, investor do not purchase units at a premium price. For home buyers, if they are planning to purchase for own stay, then the crux of considerations will be the balance rental period before they move in and if it makes sense to purchase and not be able to stay (especially if rental amount is less than the monthly instalment and maintenance fees where applicable).

The rest of the inconvenience, can be reduced significantly with technology like virtual tour and video tour.

To do up a virtual tour of an apartment will cost at least $350 depending on the size of the apartment, and a video tour will cost not less than $200 subjective to complexity of the video tour. And I offer these services free for my exclusive clients, on top of premium suite of marketing activities.

If you are referring to a HDB flat, it is advisable not to rent it out if you have the intention to sell. This is because HDB flats cannot be sold with tenancy and once you secured a tenant, you may be able to get the tenant to shift in time when a buyer comes along. Secondly, viewings are part of the marketing process and the tenant may not be cooperative or may not upkeep the house in a good condition and therefore will make the selling process more difficult.

Yes but for HDB flats, it cannot be sold with tenant due to MOP issues. This means your tenant have to move out after your house is sold and if the tenancy agreement is still valid, mutual agreement between you and tenant need to be done. It is also not advisable to rent out even for private property as some buyers would not prefer a tenanted unit due to hygiene and upkeep issues. Tenanted unit only appeals to those buying foe pure investment purposes and this is where you will lose a huge pool of prospective buyers. Yes the property to be sold can be rented while looking for a buyer, nonetheless this is not desirable, for the following reasons:

1/
VIewing the property may post challenges.
2/
Condition of the property (ie ideally clean and neat) is not within your control.
3/
In the case of HDB apartments, these are to be sold vacant, without an ongoing tenancy.
