Afternoon,

There is currently no similar unit on sales in your area. The last transacted price in Jan 2012 is at $465k. Hence the estimated valuation should be around $430k. The asking COV should be around $60k.

Based on this estimation, after clearing the outstanding loan and CPF, your cash profit should be around $50k. As for the purchase, you have $310k CPF refund excluding current CPF monies. You should have enough to purchase 3 or 4 room flat.

Dear Isa,

As what my fellow colleagues had mentioned, the latest transaction there is $465k in Jan.

Due to excellent location, you should not have any problem selling your unit at a premium. Therefore, you should be able to sell higher than $465k.

Let assume that you sold $480k, and your break even is $440k, you will be able to get back $40k cash before deducting misc and agent fees.

Based on what you have in your refunded CPF, you should be able to buy a full settle 3 room flat in Hougang.
