Hi, in the event my property is successfully en bloc, will I be eligible to purchase an EC or HDB? What are the restrictions involved - will I be considered as holding on to private property and be subject to the BSD and ABSD for my next property purchase?

Hi,

Congratulations on your impending milestone. You can't purchase subsidized housing for the near term. Resale HDB shouldn't be an issue. There's still some time to go before the sale is complete, I believe the sales committee will offer more updates in time to come about the completion date and compensation details. With those details, it be easier to plan from there. Thanks and look forward to value-add to your plans.

Hi,

What a time to ask this question! After the 4th en bloc sales in 2017 announced just yesterday!

To clarify, the day that you signed the agreement for the en bloc sale, you are deemed to have -1 property count.

So, whether are you liable for ABSD depends on your new property count. On the other hand, BSD is applicable for all purchases, be it your 1st property or your 10th property.

As for EC and HDB, you are not applicable to apply for new ones within 30 months upon the sale of your private property. You can however go for resale EC or resale HDB flats.

Dear Sir/Mdm,

You will not be considered to be holding on to the property once the en-bloc agreement has been signed and therefore will not be required to pay the Additional Buyer Stamp Duty.

However, you will not be eligible to purchase new HDB (BTO) or new EC for the next 30 months. You may wish to consider getting a resale HDB or private condo instead.
