Hi In a yr time we reach 5yrs of staying in 4rooms flat,we are young couple me 43 and husband 42..We planned to downgrade to 3 rooms,as my husband has health issues and me diabetes type 2,do we need to pay levy if we wish to down grade?and i have ur advise pls..thank you

Sorry to hear about the situation, I hope you are managing well.

If you are buying resale flat from open market for the next flat, no resale levy is required

You may also want to try appeal to sell earlier before MOP due to the health issue, I have assisted clients in similar situation and will be able to help.

I'm sorry to hear about your situation. To address your question: if you sell your current 4-room flat and purchase a 3-room HDB from the resale market, you won't need to pay a resale levy. The levy applies only if you buy another subsidized flat from HDB.

Additionally, you might consider writing to HDB to appeal for a waiver of the Minimum Occupation Period (MOP) based on your circumstances. I've successfully assisted many owners in obtaining early approval to sell their units before the MOP.

- If you’re downgrading from a 4-room flat to a 3-room flat, you won’t need to pay a resale levy if you're selling your flat on the open market and buying a resale flat.

Did you apply for any housing grant for current place and also intending to purchase a BTO or resale unit?

Essentially, if you are looking to purchase a resale 3 room flat without housing grant, there is no levy applicable. It will be important to look into the selling price and outstanding loan of your current place as well as the purchase price of the unit you are looking into including the balance lease.
