Hi, I'm thinking of selling my 5rm hdb at Marine Parade. The flat is fully renovated, top floor, point block corner unit with recess area, all rooms come with full seaview, completely unblocked view all around. Can any agent give me a rough estimate on pricing?

Afternoon,

There are a few point block spread out along Marine Terence, Drive and crescent. Their sizes also differ from 5S to 5A. So the pricing estimate may not be as accurate till I know more details. The current valuation is around $710k to $760k with possible asking COV of around $80k to $120k.

Dear owner,

It is challenging on our end to determine the estimated pricing for your unit, which I believe is going to generate plenty of interest from buyers given the condition and facing of your unit. From January 12 to now, a total of 19 5 room HDB transactions were recorded with the lowest in the range of $730k and highest in the range of $890k. You could potentially be gunning for $950k range for selling price. It will be fantastic if I have an opportunity to view your place and also market your property. Based on your description, i would say you should be looking at $900k minimum.

If you are serious in selling, should proceed to do a HDB valuation. I can assist you with this.

With the valuation, then you can decide the COV you desire.

However, alot would have to depend on the buyers sentiment.

2) 2 Marine Terrace #19-XX => Sold for $898k

As you can see, according to your description, your current flat may be able to break $900k mark.
