Hi, I'm SPR going buy HDB Resale Flat as my 3 years locking period is completing.
How much amount should I hold for buy HDB Resale Flat?
Flat may approximately S$650K. I have S$100K CPF in GA.
Plese suggest with all Taxes, Fees & Commissions, How much should I spend?
How many months before should I start searching or processing for buy Resale Flat?

Good morning Rambabu,

Do take note that you have to form a family nucleus with a Singaporean or SPR before you are eligible to purchase a HDB.

If your partner is a SPR too, both of you have fulfill SPR status of 3 years respectively.

For purchase of HDB as SPRs, you can only obtain bank loan. If you can obtain 80% bank loan, the initial outlay will be around 28% of purchase price.

1) 5% cash downpayment
2)15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fees
6) agent's commission (1% of purchase price plus GST)
7) misc fees like valuation fee, resale HDB submission, stamp duty for mortgage etc

Thus you need to fork out around $182k CPF/ cash for a purchase a $650k resale HDB.

Probably you can start 1 month before you fulfill your SPR status of 3 years since you can't sign any OTP yet.

Dear Mr.Rambabu.
If You and your spouse are SPR , both of you should fulfill 3 years.
Based on your income you can get 80% (Max)bank loan,
You need to get ready followings:
1) 5% cash downpayment
2)15% CPF downpayment
3) estimated 3% buyer's stamp duty (3% -$5400)
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fees (approx)
6) agent's commission (1% of purchase price + GST)
7) other mics like vauation report and HDB reg fees around $300

Overall you need around 28% of purchase price.
