From Jan to May 2010, the highest transacted price for 5rm HDB flat in JW st 61 was $468k (at blk 654C in Feb 2010).

Since you never state your blk no, floor level, etc, it is difficult to accurately estimate the selling price. Nevertheless, i would say you can probably fetch over $400k for your 5rm HDB flat.

Valuation is fixed by HDB, so is beyond our control. Your interest is on the COV. Based on recent transactions, COV for 5rm in JW st 61 can range from $20k to $60k. It really depends how extensive the reno is, facing, floor level,etc.

If i can meet up with you, i can share with you the recent transactions with unit #, valuation and COV in JW st 61.

Fyi, i also stay in JW st 61 (blk 653 series). If you are ok, i can meet you as early as tonight!
