We are only able to advise the prices of recent transactions and take guide from there to estimate the possible selling price of your unit, as we have not seem your unit physically before to estimate, which is very much depending on the unit's condition and location.

Buyers do not mind paying slightly more for units in good location and condition, but do not that the days of sky high COV being paid for HDB are rarely heard of now.

Hi Roslan,

You should get a valuation done first. For COV, depending on unit level, facing, condition, etc, we can decide later.

As rule of thumb, should market higher a bit, depending on response, than can adjust the asking COV.
