Hi im planning to refinance my HDB loan to bank loan, will the monthly loan amount be deducted from my CPF? Also will i need to make any further down payments since i've already made down payments when i took HDB loan in the beginning ?

Hi,

Yes you can use CPF OA to service the monthly mortgage repayments (if sufficient CPF OA). It depends on how much you can refinance. If you are able to refinance to the same amount but this time as bank loan, then there shouldn't be further down payments to make. Happy to assist on that. Yes, you can still service your outstanding loan using your CPF even if your mortgage is under bank loan.

If your outstanding balance loan is less than 75% of the property valuation/purchase price, you need not top up the downpayment.

Hi,

1) Please consider carefully before moving your loan from the HDB to the bank, because this process is irreversible.
2) All mortgage payments can be paid using CPF OA whether the loan is from the HDB or the banks.
3) The maximum loan amount from the bank is 75% as specified by the MAS. Therefore if the current loan exceeds 75%, you will have to pay it off using cash and/or CPF depending on the exceeded amount.
4) The maximum percentage that can use CPF for the amount exceed from 75% is only 20%. Therefore if your payment so far is mainly using CPF funds, then likely you have to reduce it by using cash.
