However, I think service fee isn't the most important factor here, if the agent appointed is capable to help you not just with the arrangements of the appointments but do have a lot experiences in other key areas, that is even more important.

Hi, when you as a buyer engage an agent, you will pay commission to your agent and the seller will pay his or her own share of commission to the seller agent. By having an agent to assist you, it will save you much hassle and time taken for all the searching and the agent will also generally knows more about those areas that are of good buy to recommend you. But more than that, when buying a HDB unit, there will be legal papers to sign and thus your agent will be professional enough to explain and to guide you step by step. Are you buying HDB or private/condo? if its HDB its buyer to pay 1% commission. If its private property than the buyer agent shares commission with sellers agent.

Agent fees for resale HDB is normally paid by the buyer itself.
Honestly, appointing an agent puts you in a good advantage as you have exposure and knowledge of all the latest up to date transaction caveats of the block and surrounding valuation and indicative valuation which allow an agent to pit a very competitive offer, for the best possible price. You could perhaps have a look at everyone's profile who have commented and asses who will indeed value add your transaction journey. Thanks!
