Hi, I'm looking to buy a resale unit. Need some help understanding the process. Do I start searching for my ideal property then get an Approval in Principle for the loan before signing the OTP? or can i get AIP then start searching for properties within my budget? Any help would be much appreciated. Thanks!

Good morning, I will always recommend my buyers to apply for In Principle Approval before they start house hunting. With the IPA on hand, you will have a better idea whats your budget and you won't lose your $1k option money. The loss of option money always happen when buyers realized they can't obtain a substantial bank loan. Hope my explanation helps! Get the AIP or HLE done first. This will very much shape your criteria in purchase. Like what YT has indicated, the $1k maybe insignificant, but rather losing the opportunity to purchase an ideal home could be painful as most of my buyers who makes a successful offer for any units usually have associate themselves staying comfortably and happily in the apartment thus they tend to take a longer time to secure the next apartment with due comparison with the first choice they make.
