Resale HDB market prices are by and large controlled by the government as they have various policy measures to adapt to the market circumstances. Hence, if your objective is capital appreciation, this may not be the most ideal option. Further, most resale HDB in Marine Parade are at least 30 years old, when (and if) the time comes for you to consider to sell, unit will be even older for your potential buyers, these are factors you may wish to consider.

If your main objective is capital appreciation, you should consider private residential projects. If you are only considering Marine Parade, the area has always been a favourite for expats and locals due to its proximity to CBD and airport, good schools, coastal area and unique charm, hence the resale demand is always there.
