Hi,

I'm looking into purchasing a HDB resale with my fiance, and intending to tap on the proximity housing grant. My parents are at the Telok kurau area.

What areas can i shortlist that meets the requirements of being in close proximity (ie. within 2km) with my parents' location?

Am also looking into an area with possible capital appreciation as well.

Hi,

I guess its only the Marine Terrace blocks that will fit the 2km criteria. Not too sure if you are the same person who posted a similar Marine Parade HDB question, but this was my response:

"Hi,

Resale HDB market prices are by and large controlled by the government as they have various policy measures to adapt to the market circumstances. Hence, if your objective is capital appreciation, this may not be the most ideal option. Further, most resale HDB in Marine Parade are at least 30 years old, when (and if) the time comes for you to consider to sell, unit will be even older for your potential buyers, these are factors you may wish to consider.

If your main objective is capital appreciation, you should consider private residential projects. If you are only considering Marine Parade, the area has always been a favourite for expats and locals due to its proximity to CBD and airport, good schools, coastal area and unique charm, hence the resale demand is always there. Perhaps may I understand your plans and requirements such as preferred budget before making better recommendations? Thanks and hope to discuss further."

Depending which part of Telok Kurau that your parents are currently residing, your options might be those HDBs in Marine Parade and near Eunos MRT. To have a better idea, you can use this HDB link to check whether the blocks are within 2km from your parents' place.

If you are looking at capital appreciation, resale HDB should not be considered. Usually the first owner of a property will be able to enjoy appreciation thus you might need to reconsider your option. Whether do you want to stay near to your parents and enjoy the proximity housing grant or apply for BTO/ new EC/ new condo.
